Fair Tenant Replacement Charge for Damaged Furnishings
Please help!!! I’m just trying to understand/figure out what is the accurate cost I should/can charge my tenant for allowing their dogs to destroy my three year old wall to wall carpet and leather sofa.
My tenant claims I have to follow the tax code depreciation, which doesn’t seem right to me, as I’m not trying to do my taxes, but replace damaged property in order to make my home rentable again.

Check online for your state’s landlord tenant laws. In most states tenants are responsible for damage to the property beyond normal wear and tear. Dogs destroying the property as you’ve described sounds like it is more than normal wear and tear. Also, what does your lease or rental agreement say regarding damages, pets, etc?
