How to find COMPS without the MLS ?
Can you give me some websites or something that can help me get COMPS on a house without using the MLS ? Thanks
The most accurate comps usually do come from the MLS. If you don’t have MLS access, you can usually ask a real estate agent to look up comps for you, some will charge you and others will do it for free, hoping to get your business on a future sale or purchase of a property. Alternatively, you can look at Zillow and Realtor.com, Hotpads, and Redfin to see what current inventory is available and what has recently sold. You can also look at tax records and on Zillow’s listing page, you can look up price history for a property to see what the price changes were, if the property sold, or if the listing was removed etc. However, keep in mind that not all information online is accurate and some agents don’t update their listings to sold etc.

MLS isnt the only source for comps, you can use Sitex and a hose of real estate software such as REI pro.
