Can you give me some websites or something that can help me get COMPS on a house without using the MLS ? Thanks

You can certainly get comps without the MLS, but it just takes a little more navigating. An easy tool is to use Zillow. While “Zestimates” are notoriously inaccurate, you can do your own comps by searching your area, and then in the area in the menu where it says “for sale,” dropping down the menu box to find the area you can check “just sold.”
So, for example, if you want to search for a comp in Lancaster, PA – just type Lancaster, PA into the initial search…then go to the “for sale” menu at the top, and check the box that says “just sold” and it will show you all of the homes just sold on the map for you to navigate.
If you check this area, the platform will show you all the recently sold homes in the area, and what they sold for. You can see them on the maps to be sure to get homes that are within a good distance, and see details about each.
