Legal format to use for small 1st time flipper
I recently bought a house in Boca, and renovated it. I now have the opportunity to buy 1 or 2 more to renovate and resell. I am acting as the GC, and will require each sub to provide a certificate of insurance. Should I also get workman’s comp in case some one is hurt on the premises. Any thoughts on how to go about getting that type of insurance.

Regarding Florida, yes, you’ll need to make sure your subs have worker’s comp insurance. And as an independent contractor (GC) even with no employees, you need worker’s comp insurance too. One of the blessings of living in Florida! Here’s a legal site with answers to these questions for GCs… I’ve provided 2 article links on Worker’s comp insurance. Your best bet may be to visit with other contractors to find out where they get their workers comp insurance. If you had employees, you can often get it through a payroll company, but otherwise I’m in AZ, and not sure who’s best for worker’s comp in your local area. Best!
