Along with pre-foreclosures and short sales, which obviously have very motivated property owners, there are a few ways to find people willing to sell distressed properties. One requires a bit of legwork. When you see a property in great distress, look up the property owner and send them a letter. I’ve had a number of friends who have purchased distressed properties in this way. Another way to find people who own distressed properties and are ready to sell is to do an old fashioned postcard campaign and just canvas areas offering your services. You’ll see the “cash buying postcards – willing to buy in any condition” (number 6 in this post – https://fitsmallbusiness.com/real-estate-postcards/ ) is one that tends to attract owners who need to sell fast, but there are others that may do the trick as well. As for buyers, attending some local real estate investor gatherings in your town will hook you up with people likely ready to buy, with the ability to pay cash, who are actively looking for solid investments.
