Stove back splash area
It’s my first time as a lanlord. My property is brand new and first tenants just moved in. They indicate that the “back splash” area behind the stovetop and sink is very fragile and subject to get damaged that doesn’t look good even for everyday living. They are requesting that I install a backsplash or at least a splash resistant paint.
I’m not sure if this is an expense that needs to be covered by them and would appreciate your advise. Needless to say, my mortgage is higher than what I receive in rent so I’m less willing to contribute with expenses that are not clearly my responsibility,

I’m not sure what kind of backsplash you currently have and I know you may be adverse to spending any money on this issue, but in my experience, it helps to do small things that keep tenants happy. I would recommend installing the backsplash or using the splash resistant paint, which is usually a more economical option. Then once it’s finished, take photos and document the day it was done and its condition, so you can compare it to the condition it’s in when the tenants move out. Hope it works out.
